Householder Planning

Hi, My client has purchased a property today, and literally wants to submit for planning in the next few days. However, which Certificate of Ownership is relevant and do we really now need to give the previous owners 21 days notice? Any assistance in determining the fastest way forward would be much appreciated? Many Thanks

Colin, You would have to sign Certificate B, seeing as your client was not the owner of the property & land 21 days before the date of the application. Unfortunately you'll have to serve the requisit notice. Regards,

We have received the following customer feedback from a customer on their housholder (Lawful Development Cert) application: 

"The requirement to provide at 1:500 block plan at £10.79 was expensive and a 1:1250 site plan at £25.19 (copy of deeds not acceptable) was extortionate. All providers of this service charge a similar cost, and it is appreciated that there are copyright costs, but for what is an automated A4 size electronic copy of the same map re-scaled, edited with a few basic tools, I would have not expected to pay more than for an OS Landranger map, which you can purchase for around £8."

Its only a little thing (the price of location plans), but the customer does have a point.  £25 is alot of money for a location plan but appears to be the going rate.  Is it a closed market in suppliers? Or is there an alternative to asking for a location plan for householder planning and LDC applications?  Any views?

We recently got an OS site plan for the red line to outline the site (our house) for £3 something from the land registers. Cheap and easy peasy.

I think you need to exercise caution.

We don't accept copies of the plans that the land registry provide because of copyright issues.

If anyone can let me know that there isn't an issue then that would be really helpful and make validation a whole lot easier.

Land Registry title plans are Crown copyright (Ordnance Survey) and are marked with a prohibition against reporduction without prior written permission.

There is an interesting debate to be had as to whether it is legitimate for LPAs to attempt to police other party's copyright interests.
