Just in case you missed this during the holiday's DLUHC have now published model Section 106 clauses for delivering First Homes through developer contributions.

If you are delivering First Homes through any of the government’s grant-funded pilot programmes with Homes England these will not be relevant and you should use separate template documents provided by Homes England.
