Red lines on planning application site plans
We have just been challenged by an agent saying that we are wrong to ask for rear access lanes to be included within the red line boundary, and sugesting that other LPAs don't do this.
But PPG para 024 says “The application site should be edged clearly with a red line on the location plan. It should include all land necessary to carry out the proposed development (e.g. land required for access to the site from a public highway, visibility splays, landscaping, car parking and open areas around buildings). A blue line should be drawn around any other land owned by the applicant, close to or adjoining the application site.”
This seems pretty clear, ie that land required for access should be inside the red line, but wanted to check that everyone is doing the same thing. Also to ask whether it is vehicle access or pedestrian access that counts.
