Dear all, just a quick query regarding the calculation of affordable housing. Currently in Sefton, we decide whether to require affordable housing using 2 different measures. Where schemes involve the demolition of existing units, we require affordable housing based on the *gross* number of units provided. For example, if 25 existing dwellings are being demolished and replaced with 35 new ones, we would require 30% of the gross new build number (35) to be affordable, even though there is only a net gain of 10. However, we use a *net* gain approach when dealing with conversions, e.g. where a large dwelling is being converted to 15 apartments, we will not require AH as the net gain is only 14. Do other authorities use net or gross figures when dealing with affordable housing? Do any authorities use different measures for schemes involving demolition of existing dwellings and conversions? Just to clarify, we are using the PPS3 indicative minimum threshold of 15 dwellings for the requirement of affordable housing. Additionally, we only apply a net gain approach to conversions of existing residential buildings, rather than to conversions per se
