Another redline question

Another redline question

The LPA I'm dealing with are insisting that a private road way at its full width is included in the redline boundary. This increases the site area from 0.1Ha to 0.5Ha - our client is not happy in the increase in fee. On identical developments with other LPA's have been fine with a single redline, and therefore minimal area, depicting access routes. Any help on this would be greatly appreciated. Thanks Matt

Re: Another redline question

What is the development applied for, and how does the road relate to it? Is it a proposed road or an existing road? Is there any other access to the site? Check out: http://www.legislation.gov.uk/uksi/2010/2184/contents/made http://www.ruralurbanplanning.co.uk/validation_of_planning_application_guidance_2007.pdf Also whether the LPA has an adopted 'local list' validation checklist and what that says.

Re: Another redline question

Thanks will take a look at those. The development is a small wind turbine. The main part of the private road is a bridle way with access rights for any vehicular traffic for the landowner in question. The private road would only be used during construction. Matthew
