Larger householder extensions- next steps after it is confirmed that prior - Public forum - Planning Advisory Service (PAS)

I have had a look at the next steps for a householder after it is confirmed that prior approval is not required / is approved for a larger extension under the new legislation due to come in to force on May the 30th. Government guidance suggests at this point the proposed extension can 'go ahead', the reality does however appear to be more complicated. Please see the flowchart attached below which shows my understanding of the process, any feedback / corrections are welcome!
