S73 - Major Application or Not ?

S73 - Major Application or Not ?

I’m wondering whether S73 applications to vary a condition on a major application should be classed as a major application in its own right ?

I’m aware that any S73 consent is technically a replacement decisions which gives weight to the thinking these should also be major decisions, however the variations are generally minor so thinking practically these would be more suited to being classed as minor decisions.

Dear Minty,

The S73 application is a Major, if granted it results in a new planning permission for a Major development.

See this sentence, taken from the PS Guidance (p10)

On the PS2 form, the application for a variation or removal of condition should be coded under the same code as the original application (i.e. if original application was for a minor development, the application for a removal of condition should also be classified as a minor development).
