Self build exemption and existing floorspace

Hi, 

 

I am working for a client who is extending an existing property which will be subdivided into several self-contained flats. The applicant will then occupy one of the new flats which is within the extended area of the property and is therefore 'new floorspace'. 

We are applying for self-build exemption for the area of this flat. In speaking with the Councils s106 and CIL officer, I am led to believe that this will be the only area of the proposals that will be exempt from CIL. 

 

My question is - What happens to the CIL exemption to the existing floorspace? Does this now form part of the CIL chargeable area? Or does it remain exempt from CIL?
