Hello,

We have an application for redevelopment of existing vacant/derelict stables in the Green Belt for 1 dwelling.

The existing stables are not agricultural so they would meet the definition of previously developed land as defined in the glossary of the NPPF. Paragraph 145 of the NPPF states that construction of new buildings is inappropriate in the Green Belt and one of the exceptions to this is (g) limited infilling or the partial or complete redevelopment of previously developed land, whether redundant or in continuing use (excluding temporary buildings), which would not have a greater impact on the openness of the Green Belt than the existing development; or not cause substantial harm to the openness of the Green Belt, where the development would re-use previously developed land and contribute to meeting an identified affordable housing need within the area of the local planning authority.

The existing stable buildings are open barn type structures - the question is whether the open barn type stables are temporary or permanent buildings? The stables have been around for many years and the question is what (how long) is "temporary"? The NPPF is clear that temporary buildings are not included as part of the exceptions.

Hoping that someone has a similar case to help us with this.
