CIL calculation - building two houses, one self-build, one for rent/sale

Hi, we are building two houses  [one for self-build and one for rent/sale ] and reading about 54A, but it is confusing....

If anyone could help me on calculating CIL area, it would be very helpful.

- demolish 150m2 garages [in use]

- building house A 90m2 [for rent/sale]

- building house B 150m2 [self-build]

It's quite simple really, the effect of the Regulation is that the allowance for the demolished floor area is divided proportionally between the two proposed new buildings.

Thank you for the reply.

150/240 x 90=56.25 [demolished area propotions]

90-56.25=33.75 m2

33.75 m2 is the are liable for the CIL?

Hi Ryk

Don't forget that the other 93.75m2 for demolished garage can be deducted from the self-build floorspace, leaving a potential CIL liability on this of 56.25 x whatever the rate is. I only mention it as it can be clawed back if a disqualifying event occurs on the self-build. Surcharges may also apply...
