We have an application that has been granted for a new build house, office and associated outbuildings. On the CIL Form 0 they have stated that there are demolitions, however this is not part of the planning permission and the new build site is around 2 miles from the original dwelling. The existing buildings will be demolished as part of the HS2 route but one of the planning conditions is that the planning permission for new build is dependent on royal assent being gained for the HS2 route next year. Although self build relief has been applied for, I am assuming in the liability notice I can't use the demolitions to offset against the new build as they aren't part of the planning permission.

Any confirmation of this course of action or options for alternatives would be most welcome.
