CIL - Demolition

We have an applicant who has an existing house with a detached garage.  They are looking to demolish the garage and part of the existing house, it will still operate as a house, they then propose an additional dwelling next to the existing.  The new house would definately cover where the garage had been but only a small bit of the part of the exisiting house that is to be demolished.  Should the garage and the part of the existing house that is to be demolished be taken into account in the CIL calculation or just the garage?  Any thoughts welcome.

Both. If the demolition of the garage and part of the existing house are included as part of the approval, and are in situ at the date of approval, then its all eligible for deduction under R40 (providing its been "in-use").

Any relevant building as defined in Reg.40 to be demolished should be deducted.  So long as it falls within the red-edge of course!
