Does anyone have any experience of developing a formulae for contributions towards flood alleviation infrastructure. Our SPD states that where infrastructure work enables sites to be developed that would otherwise have been in the floodplain the Council shall seek a planning obligation towards the enabling benefit. I have considered calculating the undeveloped land value against the developed land value and proportioning a part of the development land uplift but, what proportion should be applied? Any experiences would be greatly received.
