We are looking at approval of conditions at the moment. Like most authorities we struggle with these at times and developers are unhappy at the time it takes. Up to 95% of these end up being approved so there is an argument that we are not adding much value to the developments by imposing these conditions which we then need to approve. The trick must be reduce the number of conditions requirng approval. We've asked agents if they would be willing to put more infomation in the origional application so that materials and other factors can be part of the main application but have not got much support for this. Clearly we don't want to lose the ability to specify materials, landscapping details etc. but has anyone found a good way to reduce the need for conditions requireing approval that still safeguards the quality of development?
