Hi, I am in the process the of buying a cottage, my offer was accepted. But the neighbour farmer wants access down our lane into a field leading to his winter feeding sheds. i won't go into the whole Right of Way issue but I am trying to find alternative routes for him. Would planning be needed for a gateway to be knocked through a hedge on the opposite side of the field? And a small 20m track across the field leading on to an already present track? Opening a gateway in a hedge is fine if you fill in another gateway, so they could fill in the gateway on our track. I expect planning is needed but would it more likely go through if it is essential? Any feedback would be great. Thanks, Olly
